Buying & Selling Tenant-Occupied Property: Buyouts, The Ellis Act and Other Current Issues

Presented by: Jeffery Woo, Esq.

With the implementation of a number of new laws in San Francisco over the past year,  buying and selling tenant occupied has become more complex than ever.  In this session, we will be discussing the new Tenant Buyout legislation, the new rules surrounding condo conversation as they apply buyouts and evictions, pending laws related to the Ellis Act,  and other current issues involve landlord-tenant law in San Francisco.  

Jeffery Woo is a partner with law firm of Cooper, White & Cooper LLP, where he heads the Complex Rental Property Group.  He  specializes in litigation issues related to residential and commercial real estate.  He is the 2012 past President  of the San Francisco Association of REALTORS® where he continues to  serves as a director.  Mr. Woo also serves as a director for the California Association of Realtors, where he has been appointed Key Contract for Assembly Member Phil Ting.  He has been elected as a delegate to the State Democratic Caucus.  He has served as a past president of  the Chinese Real Estate Association of America, past director for the San Francisco Apartment Association, and past director for the Asian Real Estate Association of America.   He has published over two dozen articles on the subject of Real Estate, Property Rights and Rent Control.

San Francisco enacted an ordinance which regulates the process and form of agreement for tenant buyout.  The regulation also provides that buyout may affect the condo conversion rights of a building.  The new ordinance creates a number of challenges for both landlords and tenants to arrive at a successful negotiation.

Michael Mitcheom, President and Founder of Black Ink Insurance Services, Inc., has been involved in either real estate sales or the insurance industry  for over 40 years.

Lunch and Reach150 Training

Did you know that 90 percent of clients do online research before calling a real estate agent? Wouldn’t you like your clients to be able to easily find the positive testimonials that your clients have left you about the services you provide? Now you can! SFAR is partnering with Reach150, and online testimonial service that collects recommendations for agents and makes sure they are prominently placed on social, search and website platforms to be seen by potential clients.

SFAR members can expect to receive an email invite from Reach150 by the end of May to set up their free account. There is no commitment or credit card up front. Each agent can have 3 free published testimonials (you only publish the testimonials you like best), then the agents decide if they want to subscribe at $19/month yearly or $25 monthly. The agent is in complete control of what gets published. When an agent gets a recommendation, their ‘partner network’ is notified. Brokers can also create an account to collect recommendations from their agents to help with recruiting.

Eventually, Reach150 will also be directly integrated into the SFARMLS platform through an SSO link.

In addition to his legal work, Andy has personally developed more than 35 real estate projects throughout the world, and managed a successful real estate brokerage from 1989-2003. Mobile MLS Launch Party

In case you missed it, the SFARMLS is currently offering two mobile MLS solutions for members! The app from MyTheo is available for download and use now for iPad and iPhone, while the Goomzee app is currently in demo mode for users of both iOS and Android devices.

In coordination with the official launch of the SFARMLS mobile platforms on Monday, September 22 we’ve partnered with our two mobile MLS providers: Goomzee and myTheo to provide training sessions of each of their platforms for SFARMLS participants and subscribers.

Get Training

Please join us in the SFAR Large Conference Room at 301 Grove Street on Monday, September 22. Bring your smartphones and tablets so we can help you install and get familiar with the two mobile MLS apps. During this time, we’ll be discussing the strategy of offering two mobile solutions for a limited trial period of 18 months.

SFAR staff and the MLS Committee Co-Chairs will be on-hand to answer questions about the vision for moving to a single solution once the18-month period is up. We will provide light snacks and drinks during the training sessions and will repeat a short presentation of our strategic vision on the hour at 1:00, 2:00, 3:00 and 4:00 p.m.
