IMPORTANT COPA UPDATE: Two More Nonprofit Organizations Added to the COPA Qualified Nonprofit List

Responding to changes from the Mayor's Office of Housing, SFAR's Standard Forms Committee has updated three existing COPA forms.  These forms are now available in the zipForm® SFCA library.
 
REVISED FORMS
The COPA1 (List of Qualified Nonprofit Organizations and COPA Procedures and Timelines), COPA4 (Intent to Sell Notification) and COPA7 (Notice to QNP of Conditional Sale) forms have been changed to reflect the addition of two more Qualified Nonprofit Organizations (QNPs) - Mercy Housing and Mission Housing.

The effective date of the change was February 3, 2020, so any new Intent to Sell Notifications should be directed to all (now) 8 QNPs.  The new full list is available at: https://sfmohcd.org/community-opportunity-purchase-act-copa
 
Concerning multi-unit buildings for which Intent to Sell Notifications have already been sent out, the following directive was received from the Mayor's Office of Housing: 
 
- If your members put out the Notice of Intent to Sell prior to February 3rd and the 5-day interest window has passed, then they do not need to re-notice the new list.
 
- If your members submitted Notice of Intent to Sell in a period that overlaps with the release of the new list (for example, on 1/31), then they should make their best effort to notice the new nonprofits-in this case that should be Mission Housing and Mercy Housing.  However, this does not mean that there is a 5-day reset for those groups. Rather, it is the nonprofit's responsibility to express interest in whatever window of time is remaining.
