
SFAR’s Standard Forms Committee has updated three existing forms.
Effective July 1, 2020, a 2020 edition of the Homeowner's Guide to Earthquake Safety replaced the 2005 edition. Produced by the California Seismic Safety Commission, copies may be downloaded from http://ssc.ca.gov/forms_pubs/index.html (Publication 20-01).
The booklet is also available on zipForm® in the ePubs library which is available to all California zipForm® users. It is required to be given by Sellers of 1-4 unit buildings built prior to 1960 to their potential Buyers. Incorporated in the booklet is a Residential Earthquake Risk Disclosure Statement, a series of questions to be answered by the Seller as a disclosure about potential earthquake risks inherent in the property.
In 2005, SFAR created its own Residential Earthquake Hazards Report (now called the Residential Earthquake Risk Disclosure) form adding questions that pertain particularly to San Francisco properties. That form, REHR-SF, has been updated to reflect wording and page number changes made by the California Seismic Safety Commission. The form can still be found in the SFCA library under REHR-SF, although the title has been changed to match the booklet.
The other two forms changes are to the Template Creation form, simply to match the title change of the Residential Earthquake Risk Disclosure, and to the recently revised San Francisco Seller Disclosure – a clarifying title change on page 1.
