The SFARMLS system supports several ways for members to pause listings while still staying in compliance with SFAR Rules and Regulations.

To Completely Stop Days on Market With the Listing Coming Back as New

If you want your listing to appear “NEW” after the holidays, you will need to fully cancel the listing agreement, update it in the MLS as canceled and wait 30 days before submitting back to the MLS. This is the best option if you know you won’t be doing any casual marketing of the listing during this time.

If you plan to casually market the property and will resubmit after the 30 days, you can complete a Listing Resubmittal Certification to the MLS before Dec. 25th in order to have the listing show as Coming Soon, with a new listing number, during the 30 day waiting period. This is the best way to stay in compliance over the holidays.

To Temporarily Stop Days on Market Without Returning as New

If you want to pause days on market on your listing while you aren’t actively marketing it, you can update the status of the listing to “HOLD” in the MLS.

While the listing is in the “HOLD” status it will still appear in the MLS but will not accrue days on market. When the listing is returned to “ACTIVE” status, it will appear back on market and the days on market will resume.
